Bath County's Ultimate Historic Estate -"THE YARD"
Hot Springs, Virginia

Bacova Properties is pleased to offer this fully restored and registered Virginia and National Historic Landmark just south of the incomparable Homestead resort in Hot Springs, Virginia.

Located on a 12.2 acre parcel, "The Yard" rests at the end of a winding hilltop drive just off Route 220 (the Sam Snead Hwy) and is within walking distance to the Homestead's indoor & outdoor pools, driving range, golf course, ski area, European Spa, tennis facilities, hiking & biking trails, Convention Center, equestrian facilities, resort shops, dining venues, movie theater, bowling lanes, Kid's Club, afternoon tea as well as shops and restaurants in downtown Hot Springs. Just a few minutes drive away are The Homestead's shooting club, two additional golf courses and the historic Jefferson Pools (warm mineral baths located in Warm Springs).

"The Yard" was built in 1925 (date embedded in stone chimney - see below) by the Ingalls family, owners of the Virginia Hot Springs Company which owned and managed The Homestead for over 100 years. Fay Ingalls, the son of M.E. Ingalls (who built The Homestead with J.P. Morgan and others before the turn of the 20th century) built "The Yard" to serve as his family's primary residence. Designed by the team of C.W. Short, Jr. and Stanley Matthews of Cincinnati, Ohio, its architecture has been called Normanesque with Tudor influences; but the English lineage is unmistakable with three wings built around a protected central courtyard. Through the main gates of the courtyard, the Ingalls and their guests would assemble with horses and hounds for morning fox hunts. The property is comprised of about 50% open pasture (perfect for horses) with the remainder in dense forest cover.

With over 11,440 square feet of finished living area, the home is comprised of three wings each with two levels, all connected via hallways. The east or front wing contains the primary entertainment areas on the first floor with the major sleeping rooms including the master on the second. In the south wing, the majority of the guest accommodations can be found on the first and second floors while the north wing is considered to be the service wing. This is where the kitchen, pantries and dining spaces are located on the first floor with service rooms and smaller bedroom spaces on the second level. The attic space which extends over all three wings is heated, ventilated and provides extensive space for additional storage. The total room count includes 8 large bedroom suites, 5 smaller bedrooms, 10 full baths, three half baths, inviting foyer, formal living room, library, formal dining, family room, media room, exercise room, utility room, eat-in kitchen and butler's pantry. There are 3 interior stairwells between the first and second floors (a primary and 2 secondary), an exterior stairwell in the courtyard and a 2-car attached garage.
